Concept Plan Review and Comment for the redevelopment of 1840 and 1844 Folsom St. The proposal includes demolition of the two existing office uses and redevelopment of the site with 183 dwelling units including studio, one-, two-, and three-bedroom units for a total of 160,296 square feet. B. Consideration of a Site Review application for a 2,096 square-foot third story addition at 2040 14th Street within the Downtown- 3 (DT-3) zoning district. The City Council holds public meetings to gather feedback from community members.

Note that there is a “Continued Public Hearing” in Item 5B, but no public testimony will be taken. The topic is “Service Area expansion into the Area III-Planning Reserve as part of the 2025 major update to the Boulder Valley Comprehensive Plan.” What that means is that council intends to add water infrastructure to Area III before any analysis about cost and feasibility has been completed. There is Open Comment, however, and you can talk generally about housing issues  and include a bit of Area III discussion if you sign up and are chosen.

1. A motion to find that there is interest in considering a Service Area expansion into the Area III-Planning Reserve as part of the 2025 major update to the Boulder Valley Comprehensive Plan.

Following the joint public hearing with the Planning Board on November 14, 2024, City Council moved to continue the hearing to November 21, 2024. On November 19 and 21, the two bodies, respectively, will deliberate and consider a motion regarding its interest in considering a Service Area expansion into the Area III-Planning Reserve as part of the 2025 major update to the BVCP. No additional testimony will be taken on this subject at the continued hearings.
